Even a small leak deserves immediate attention. If ignored, it could become a much larger source of leaking water, one that could prove quite costly.
Signs that a leak has formed
Mold observed in areas of a wall: Mold would not form on a dry region of the wall. That means that some of the wall has become wet. That wet liquid must have been water that has leaked from the roof.
Brown spots on the ceiling: That is a late danger signal. It indicates that a great deal of damage has already caused the rooftop to undergo an unwanted amount of harm. Water must leak through a considerable distance, before it has managed to hit the unseen portion of a ceiling. No stain forms, following that initial hit. Only after many such hits have been made could a human eye detect any staining. That is why stains should be viewed as late danger signals.
Consequences of a failure to act, after noticing any of the above signs
Over time, the size of the building’s energy bills would increase. The leaks that were admitting water could also admit air. On cold days any one of them could admit cold air, causing the indoor temperature to drop.
On a hot day, any one of them could admit warm air. That would cause the indoor temperature to rise. The thermostat measures a room’s temperature. It triggers the start of the heater or air conditioner, when that temperature goes above or below a certain point.

The fluctuating temperatures are what can cause energy bills to rise. Leaks also allow water to form small pools on the floor. Anyone that might step on the same pool could slip and fall. That is a perfect example of how a small leak, one that could be fixed with a minimal amount of expense, might become a costly problem. It would get bigger, and harder to fix. At the same time, it would allow the formation of slippery spots on the floor.
Any one of the spots might develop in a poorly lighted section of the building. In other words, it would be located in a place where it might go unnoticed. For that reason, it might feel the touch of a human’s shoe. That same shoe might then slip on that wet area. That could happen in an area with a hard floor. That would heighten chances for head injuries. Injured victims could sue the building’s owner.
